Wait… Is This Home in Littleton or Highlands Ranch?

One of the interesting—and sometimes confusing—things I get to explain to buyers is this:

A home can have a Littleton mailing address and not actually be located in the City of Littleton.

And when you're searching around Highlands Ranch, Littleton, Ken Caryl and the surrounding communities, understanding the difference can open up your home search considerably.

Your Mailing Address Isn't Necessarily Where You Live

The easiest way to understand it is that USPS mailing addresses and municipal boundaries serve two different purposes.

The U.S. Postal Service assigns city names and ZIP codes primarily for efficiently sorting and delivering mail. City and county boundaries, on the other hand, determine things such as local government, taxes, elections and municipal services.

That's why seeing “Littleton, CO” on an address doesn't automatically mean the house is within Littleton city limits.

In fact, the City of Littleton explains that USPS uses the Littleton name for communities extending into Arapahoe, Jefferson and Douglas counties, including areas that aren't actually part of the City of Littleton.

And Here's Where Highlands Ranch Gets Interesting

Highlands Ranch is in Douglas County, and some ZIP codes associated with the Highlands Ranch area have historically also used Littleton as a USPS city name.

For example, the City of Littleton's ZIP-code guide identifies:

80126 — Douglas County — Highlands Ranch — not within Littleton city limits

80129 — Douglas County — Highlands Ranch — only partially within Littleton city limits

80130 — Douglas County — Highlands Ranch — not within Littleton city limits

So when you're scrolling through listings, don't assume that seeing “Littleton” or “Highlands Ranch” in the address tells you everything you need to know about where that property actually sits.

Why Does This Matter When You're Buying a Home?

Because you're not really buying a mailing address.

You're buying a community.

You may care about the school district, property taxes, HOA or metro district, recreation centers, parks and trails, municipal services, commute, neighborhood amenities—or simply how the area feels when you drive through it.

That's why I encourage buyers to search by the lifestyle and location they want, rather than eliminating a property simply because the city name attached to the mailing address isn't what they expected.

If you love the south metro area, Highlands Ranch deserves a look. You get an established community with extensive trails, parks and recreation along with convenient access to Littleton and the rest of the Denver metro area.
